We begin with a free consultation at your Fairfax home: measurements, a look at the wall between kitchen and family room, the panel and the plumbing, and a conversation about how you cook and host. You receive a detailed 3D design of the new kitchen at no cost.

After you approve the design, we select cabinetry, stone and hardware together in our Sterling showroom and lock the budget and schedule. Fairfax has two permit authorities: homes inside the City of Fairfax are permitted through the City’s Community Development and Planning department, while Fairfax-addressed homes in the county, including Mantua, Fair Oaks, Fair Lakes and Kings Park West, go through Fairfax County Land Development Services. We confirm which applies and handle every filing and inspection.

Our in-house crew then builds in one continuous run, typically about eight weeks for a full remodel, with every cabinet and appliance ordered before demolition. You pay 30% down to begin, as Virginia law requires.

If your home is inside the City of Fairfax limits, the City’s Community Development and Planning department issues the building permit. Fairfax-addressed homes outside the city, such as Mantua, Fair Oaks, Fair Lakes, Greenbriar and Kings Park West, are permitted by Fairfax County Land Development Services.

Structural, electrical and plumbing changes need a permit from whichever applies; cabinet, counter and appliance swaps on the existing layout usually do not.

We check your address at the first visit and file everything ourselves.

Almost always. Most Fairfax colonials and split-levels from the 70s through the 90s have a full wall or a pass-through between the kitchen and family room, and opening it is the single change that transforms the main level.

If the wall is load-bearing, our engineer sizes a beam and we handle the structural permit and inspections.

The new sight lines are drawn in 3D before demolition, so you know exactly what you will see from the stove.
