Fairfax has two generations of kitchens. Inside the City of Fairfax, the 1950s and 60s ramblers, capes and split-levels of Mosby Woods, Westmore, Country Club Hills, Layton Hall and Fairfax Acres were built with small, closed kitchens at the back of the house, and many still have the original footprint. Out in the county, the colonials and split-levels of Mantua, Fairfax Villa, Kings Park West, Fair Oaks, Fair Lakes and Greenbriar from the 1970s through the 90s share a kitchen philosophy of their era: adequate, enclosed and invisible from the rest of the house. Either way the kitchen works, barely, and hosting means someone is always cooking alone.

We begin with a free consultation at your Fairfax home: measurements, a look at the wall between kitchen and family room, the panel and the plumbing, and a conversation about how you cook and host. Our kitchen designers then produce a detailed 3D design of the new kitchen at no cost. After you approve it, we select cabinetry, stone and hardware together in our Sterling showroom and lock the budget and schedule.
Fairfax has two permit authorities. Homes inside the City of Fairfax are permitted through the City’s Community Development and Planning department, and a house in the Old Town Fairfax Historic District adds one more step only if the work reaches the exterior, because the City’s Board of Architectural Review looks at windows and doors, not kitchens. Fairfax-addressed homes in the county, including Mantua, Fair Oaks, Fair Lakes and Kings Park West, go through Fairfax County Land Development Services. We confirm which applies at the first visit and handle every filing and inspection. Our in-house crew then builds in one continuous run, typically about eight weeks for a full remodel, with every cabinet and appliance ordered before demolition. You pay 30% down to begin, as Virginia law requires.

In a 1990s Fairfax colonial we rebuilt a compartmentalized kitchen completely: new cabinetry, stone surfaces, better appliance placement and sight lines opened toward the living space, so the cook is part of the gathering instead of cut off from it. Which office permits my kitchen remodel: the City of Fairfax or Fairfax County?
If your home is inside the City of Fairfax limits, the City’s Community Development and Planning department issues the building permit. Fairfax-addressed homes outside the city, such as Mantua, Fair Oaks, Fair Lakes, Greenbriar and Kings Park West, are permitted by Fairfax County Land Development Services.
Structural, electrical and plumbing changes need a permit from whichever applies; cabinet, counter and appliance swaps on the existing layout usually do not.
We check your address at the first visit and file everything ourselves.
Can you open my 1970s Fairfax kitchen to the family room?
Almost always. Most Fairfax colonials and split-levels from the 70s through the 90s have a full wall or a pass-through between the kitchen and family room, and opening it is the single change that transforms the main level.
If the wall is load-bearing, our engineer sizes a beam and we handle the structural permit and inspections.
The new sight lines are drawn in 3D before demolition, so you know exactly what you will see from the stove.
How long will my kitchen be out of commission?
For a full Fairfax remodel, about eight weeks of construction; our Fairfax case-study project ran roughly that. Projects that keep the existing layout finish in five to seven weeks.
Plan a temporary kitchen in a nearby room for the duration; we help set it up with the refrigerator, a microwave and a cooking surface.

My house is in the Old Town Fairfax Historic District. Does that change a kitchen remodel?
Only if the work reaches the outside of the house. The City of Fairfax’s Board of Architectural Review governs exterior changes in the historic district, such as a new window over the sink or a door out to a deck, and those need its approval before the building permit. An interior kitchen remodel, including removing a wall, does not go before the board; it is permitted by the City’s Community Development and Planning department like any other City of Fairfax kitchen. We flag the difference at the consultation so an exterior change is planned early rather than discovered mid-build.
