Old North Arlington houses hide their problems behind plaster: undersized beams, knob-and-tube remnants, cast-iron drains and walls that carry more load than they look like they should. Our lead designer is a civil engineer by training, and our in-house crew handles the beam, the rewiring and the replumbing as part of the kitchen, not as a surprise change order.

We begin with a free consultation at your North Arlington home. In houses this age the first visit is as much an inspection as a conversation: we check the wall between kitchen and dining room, the electrical panel, the drain lines and the ceiling height, then listen to how you want the kitchen to work. You receive a detailed 3D design at no cost.
After you approve the design, we select cabinetry, stone and hardware together in our Sterling showroom and lock the budget and schedule. Structural, electrical and plumbing work is permitted through Arlington County’s Inspection Services Division; a bump-out also goes through zoning review for lot coverage and setbacks. We prepare the drawings, file the applications and schedule every inspection.
Our in-house crew then builds the kitchen in one continuous run, with every cabinet and appliance ordered before demolition. You pay 30% down to begin, as Virginia law requires.

Three moves do most of the work: open the wall to the dining room so the two rooms share light and space, run cabinetry to the ceiling for storage, and right-size the appliances so a 30-inch range and a counter-depth refrigerator do not eat the room.
Lighting matters more in small kitchens than large ones; a layered plan replaces the single ceiling fixture most of these houses still have.
When that is still not enough, a rear bump-out of a few feet changes everything.
For structural changes, new electrical circuits or relocated plumbing, yes. Arlington County’s Inspection Services Division issues the building permits, and we prepare the drawings, file the application and schedule every inspection.
A bump-out or addition also goes through zoning review for lot coverage and setbacks, which matters on North Arlington’s small lots; we handle that submission too.
Replacing cabinets, counters and appliances on the existing layout usually needs no permit.
Usually some combination of undersized framing, old wiring, cast-iron or galvanized plumbing and a load-bearing wall between the kitchen and dining room.
