Merrifield is really two neighborhoods sharing a name. Around the Mosaic District, the townhomes and condos built since 2012 have developer-spec kitchens: decent layouts, allowance-grade cabinetry and lighting that was priced, not designed. On the older streets between Gallows Road, Lee Highway and Prosperity Avenue, the 1950s and 60s ramblers and split-levels carry original closed kitchens with a load-bearing wall between the cook and the living room.
We remodel both: finish and storage upgrades that separate a Mosaic townhome from the identical unit next door, and full opening-up remodels that bring a mid-century Merrifield house into this decade.

We begin with a free consultation at your Merrifield home. In the older houses we check the kitchen wall, panel and drains; in a Mosaic townhome we confirm what the association allows and what the slab and stacks permit. You receive a detailed 3D design of the new kitchen at no cost.
After you approve the design, we select cabinetry, stone and hardware together in our Sterling showroom and lock the budget and schedule. Merrifield is unincorporated Fairfax County, so structural, electrical and plumbing changes are permitted through Fairfax County Land Development Services; for association properties we submit the review package and certificate of insurance alongside.
Our in-house crew then builds in one continuous run, five to seven weeks for a finish-level remodel and eight to ten when the wall comes out, with every cabinet and appliance ordered before demolition. You pay 30% down to begin, as Virginia law requires.

The Wall Came Out: Our Reston Project

Can you open up the kitchen in my 1950s Merrifield rambler?
Almost always. The wall between the kitchen and living room is usually load-bearing, so our engineer sizes a beam, we pull the Fairfax County structural permit, and the opening becomes the island wall.
Old wiring and galvanized drains typically get updated in the same project while the walls are open.

What can be changed in a Mosaic District townhome kitchen?
Nearly everything you see: cabinetry to the ceiling, quartz or stone counters, panel-ready appliances, a redesigned island and layered lighting. Plumbing moves are limited by the slab and stacks, which we confirm before designing.
The association reviews the project and requires our certificate of insurance, both of which we handle.
The result is a kitchen that no longer matches the identical unit next door.
Do I need a permit for a kitchen remodel in Merrifield?
For structural, electrical or plumbing changes, yes; Merrifield permits go through Fairfax County Land Development Services and we prepare the drawings, file the application and schedule the inspections.
Like-for-like cabinet, counter and appliance replacement usually needs no permit.
Association approval applies only in the newer communities, and we submit that package too.
How long does a kitchen remodel take in Merrifield?
