Kitchen Renovation Annandale VA
Kitchens That Cook as Seriously as the Household Does
Annandale is one of Fairfax County’s original postwar suburbs: 1950s and 60s brick ramblers, split-levels and Cape Cods on mature lots in Broyhill Crest, Camelot, Canterbury Woods, Wakefield Forest, Columbia Pines and Ravensworth. The kitchens are the originals or a 1990s refresh of them, small, closed and short on both storage and ventilation.
Annandale households also cook, seriously and often for three generations at once. A remodel here earns its keep with a bigger working footprint, real ventilation over the range, storage planned for bulk pantry goods, and where the family needs it, a second prep sink or a basement prep kitchen.
We remodel kitchens throughout Annandale, Virginia (ZIP 22003) and the surrounding central Fairfax County communities.

Structural Openings in Mid-Century Homes Are Routine for Us
EA Home Design has completed nearly 2,000 remodels across Northern Virginia since 2009, holds 28 design awards and four national wins, including the 2026 Möbel National Award for Best Kitchen Design, and is a licensed Virginia Class A contractor (#2705157182), fully insured.
Annandale’s ramblers and split-levels almost always have a load-bearing wall between the kitchen and the living spaces, plus 60-amp-era wiring and galvanized drains hiding behind the plaster. Our lead designer is a civil engineer by training; the beam, the panel upgrade and the replumb are planned into the project from day one rather than discovered mid-build.
Our showroom at 44225 Mercure Circle in Sterling is about 30 minutes from Annandale via I-495 and Route 7, and one planned visit usually settles cabinetry, stone and hardware.

Kitchen Remodel Process Annandale
Inspected First, Designed in 3D, Built in One Run
We begin with a free consultation at your Annandale home. In houses this age the first visit is half inspection: the wall between kitchen and dining room, the electrical panel, the drains and the ceiling height all get checked before we draw. You receive a detailed 3D design of the new kitchen at no cost.
After you approve the design, we select cabinetry, stone and hardware together in our Sterling showroom and lock the budget and schedule. Annandale is unincorporated Fairfax County, so structural, electrical and plumbing changes are permitted through Fairfax County Land Development Services; we prepare the drawings, file the application and schedule every inspection.
Our in-house crew then builds in one continuous run, typically eight to ten weeks when the wall comes out, with every cabinet and appliance ordered before demolition. You pay 30% down to begin, as Virginia law requires.

The Same Era of Kitchen, Rebuilt From the Studs
The photos on this page come from our completed project in Herndon, a home with the same kitchen DNA as Annandale’s: dark boxes, fragmented counters and appliances wedged wherever the original plan left room. We took it to the studs and rebuilt it with storage-first cabinetry, continuous stone countertops, a corrected work triangle and lighting that matches how the room is used, in roughly eight weeks. Read the Herndon kitchen remodel case study for the before and after.
“Best in business! Ali and Kevin were so responsive and followed up to make sure the kitchen remodeling was done perfectly.” Elnaz A., verified EA Home Design kitchen remodel client.
We work throughout Annandale, including Broyhill Crest, Camelot, Canterbury Woods, Wakefield Forest, Columbia Pines, Ravensworth and Willow Woods, and in neighboring Springfield, Seven Corners, Lake Barcroft, Falls Church and Fairfax. Can you design an Annandale kitchen for a multigenerational household?
Yes, and it is one of the most common briefs we hear in Annandale. That usually means a larger working footprint, two cooks’ worth of counter runs, a second prep sink, high-capacity ventilation over the range and pantry storage planned for bulk goods.
Where the family wants a separate prep or basement kitchen, we design and permit it as part of the same project.
The 3D design shows how two or three cooks move through the space before a cabinet is ordered.
What ventilation can you install over a serious cooking range?
A properly ducted hood, sized to the range and vented outside, not a recirculating insert. In Annandale’s ramblers we run the duct through the roof or an exterior wall, and where the range moves we plan the duct route before the permit is filed.
High-output cooking also gets make-up air consideration so the hood actually performs.
It is the single upgrade Annandale cooks thank us for most.
What will you find behind the walls of a 1950s Annandale rambler?
Typically a load-bearing wall where the opening should be, an electrical panel from an earlier era, galvanized or cast-iron drains and thin original insulation.
We check all of it at the first visit and price it into the project, so it is part of the plan rather than a change order.
The beam, panel upgrade and replumb are handled by our own crew under the Fairfax County permit.
How long does a kitchen remodel take in Annandale?
Eight to ten weeks of construction when the wall comes out and the mechanicals are updated; the Herndon project on this page ran roughly eight.
Same-layout remodels finish in five to seven weeks.
Every cabinet and appliance is ordered before demolition, so the schedule holds.
Do I need a permit for a Fairfax County kitchen remodel in Annandale?
For structural, electrical or plumbing changes, yes; Annandale permits go through Fairfax County Land Development Services and we handle the drawings, filing and inspections.
Like-for-like cabinet, counter and appliance replacement usually needs no permit.
A basement prep kitchen needs its own permits, which we fold into the same application.
Is EA Home Design licensed and insured for work in Annandale, VA?
Yes. We are a licensed Virginia Class A contractor (#2705157182) with comprehensive insurance on every project.
Our lead designer holds a Master’s degree in Civil Engineering and the AKBD credential, the right background for mid-century structural work.
Nearly 2,000 Northern Virginia remodels since 2009 and 28 design awards back that up.
